Ia menyebut kenaikan kurs meningkatkan biaya pembangunan, sementara daya beli masyarakat pulih.<\/p>\n\n\n\n<p>\"Yang utama dari impact ini tuh multidimensional ya, dalam arti gini kita memang properti itu ada segmen ya, segmen menengah bawah, segmen yang atas atau yang komersial. Nah kalau untuk yang komersial sudah pasti akan terkena impact-nya yang paling besar.\"<\/p>\n\n\n\n<p>\"Kenapa? Karena sebagian dari komponen itu kan kayak lift, kemudian lantai marmer, dan sebagainya itu kan impor,\" kata Bambang kepada Bloomberg Technoz, Rabu (8\/7\/2026).<\/p>\n\n\n\n<p>Di sisi lain, Bambang juga menyebut bahwa tekanan biaya tidak hanya berasal dari barang impor. Material bangunan yang diproduksi di dalam negeri sejatinya juga turut terdampak karena masih menggunakan bahan baku impor dalam proses produksinya.<\/p>\n\n\n\n<p>Selain itu, biaya logistik turut memperberat beban pengembang. Lantaran material bangunan yang memiliki bobot besar membuat ongkos distribusi meningkat seiring kenaikan biaya transportasi.<\/p>\n\n\n\n<p>\"Dengan bahan-bahan yang berat itu kenaikannya juga makin besar, makin terasa. Semen yang produk kebutuhannya begitu banyak dan cuman satu sack-nya harganya paling Rp75.000-Rp80.000 itu beratnya 50 Kg, ongkos transportnya langsung bisa naik 15%-20%, nah itu yang langsung terdampak ya terhadap building materialnya,\" jelasnya.<\/p>\n\n\n\n<p>Pada saat yang sama, ia juga menekankan bahwa pengembang turut menghadapi kenaikan biaya pendanaan sebab sebagian proyek dibiayai melalui pinjaman perbankan. Kondisi tersebut diperparah oleh lemahnya daya beli masyarakat.<\/p>\n\n\n\n<p>Oleh karenanya untuk menjaga penjualan, pengembang memilih menawarkan berbagai insentif kepada konsumen, mulai dari subsidi bunga kredit pemilikan rumah (KPR), uang muka rendah hingga fasilitas tambahan seperti interior gratis. Pelaku usaha juga masih mengandalkan insentif Pajak Pertambahan Nilai Ditanggung Pemerintah (PPN DTP) untuk menjaga minat pembelian rumah. Take cement\u2014a high-demand product where a single 50kg sack costs around IDR 75,000\u2013IDR 80,000; transport costs can immediately jump by 15%\u201320%. That has a direct impact on the cost of building materials,&#8221; he explained. At the same time, he emphasizes that developers are facing rising financing costs, as many projects are funded through bank loans. This situation is exacerbated by weak public purchasing power. Consequently, to sustain sales, developers are opting to offer various incentives to consumers\u2014ranging from mortgage interest subsidies and low down payments to added perks like complimentary interior fittings. Business players continue to rely on the government-borne Value Added Tax (PPN DTP) incentive to sustain interest in home purchases.
