Investasi di pusat bisnis, ruko, industri, pergudangan, ruko, dan pusat belanja di Indonesia diproyeksikan tetap tumbuh di tengah perlambatan pasar properti perumahan.<\/p>\n\n\n\n
Farazia Basarah, Country Head Jones Lang La Salle atau JLL Indonesia memaparkan data JLL mencatat bahwa investasi real estat komersial (commercial real estate\/CRE) di Asia Pasifik naik 15% secara tahunan (YoY) pada Semester I\/2025 menjadi US$ 31,2 miliar, atau sekitar Rp517 triliun.<\/p>\n\n\n\n
Berdasarkan data tersebut, Indonesia dinilai masih menjadi salah satu destinasi investasi utama di Asia Tenggara, terutama di sektor manufaktur dan industri.<\/p>\n\n\n\n

Selain itu, konsultan real estat dan manajemen investasi tersebut mencatat kendati investasi properti masih bertumbuh positif, tetapi investor kini lebih berhati-hati dan selektif.<\/p>\n\n\n\n
Alhasil, kendati pasar perumahan melambat, tetapi investasi di pusat bisnis, ruko, industri, pergudangan, ruko, dan pusat belanja tetap tumbuh.<\/p>\n\n\n\n
Executive Director JLL Indonesia Vivin Harsanto menjelaskan dalam kondisi pasar yang wait and see saat ini, segmen menengah ke atas menunjukkan ketahanan dengan aktivitas transaksi di segmen properti komersial.<\/p>\n\n\n\n
Dia melanjutkan kota-kota mandiri memperluas komponen komersial dengan membangun ruko, pusat bisnis, area makanan dan minuman, dan fasilitas hiburan.<\/p>\n\n\n\n
Hal ini dikarenakan pengembangan area komersial dengan produk menyasar segmen menengah atas masih diminati investor properti.<\/p>\n\n\n\n
Senada, Direktur Paramount Land Chrissandy Dave mengatakan pertumbuhan bisnis-bisnis baru setiap bulan, serta penjualan area komersial baru terserap pasar dengan baik.<\/p>\n\n\n\n
Data dari akun media sosial kawasan Gading Serpong Update mencatat bahwa selama tahun 2025 total ada lebih dari 1.464 bisnis yang baru dibuka.<\/p>\n\n\n\n
Selain itu penjualan berbagai area komersial unggulan, di antaranya Grand Boulevard Aniva Studio Loft, Maggiore Fresh Market, hingga Maggiore Signature East menunjukkan tren positif.<\/p>\n\n\n\n
