Hal ini menyusul berakhirnya insentif Pajak Pertambahan Nilai (PPN) Ditanggung Pemerintah (DTP) 100%.<\/p>\n\n\n\n<p>Pasca periode subsidi 100%, mulai Juli hingga Desember 2024, besaran PPN DTP menjadi 50% .  Berakhirnya insentif PPN DTP 100% ini bakal mempengaruhi tren permintaan Kredit Pemilikan Rumah (KPR) khususnya pembelian rumah dengan harga Rp 2 miliar hingga Rp 5 miliar.<\/p>\n\n\n\n<p>Wakil Ketua Umum DPP Real Estate Indonesia (REI), Bambang Ekajaya bilang, berakhirnya insentif PPN DTP bakal berdampak terhadap pasar properti, khususnya segmen hunian di kisaran harga Rp 2 miliar-Rp 5 miliar.&nbsp;<\/p>\n\n\n\n<p>\"PPN DPT sangat membantu peningkatan penjualan rumah dan apartemen menengah ke atas, terutama yang ready stock,\" ujar Bambang ke KONTAN, Minggu (21\/7).<\/p>\n\n\n\n<p>Bukan saja mempengaruhi penjualan, berakhirnya insentif juga bakal memicu kenaikan harga jual rumah. \"Apalagi tahun depan ada kenaikan PPN dari 11% menjadi 12%,\" cetusnya.<\/p>\n\n\n\n<p>Itu sebabnya, Bambang berharap, pemerintahan baru bisa menjadikan kebijakan PPN DTP sebagai peraturan permanen. Ia juga berharap, insentif tersebut juga berlaku untuk kelas MBT (Masyarakat Berpenghasilan Tanggung).<\/p>\n\n\n\n<p>Insentif PPN DTP sesungguhnya sudah diperpanjang beberapa kali sejak awal berlaku Maret 2023. Banyak emiten properti mencicipi insentif ini.<\/p>\n\n\n\n<p>Salah satunya PT Ciputra Development Tbk (CTRA).Direktur CTRA Harun Hajadi bilang, PPN DPT memberikan dampak signifikan terhadap kinerja perusahaan. Kebetulan CTRA memiliki stok hunian cukup banyak di  rentang harga Rp 2 miliar-Rp 5 miliar, sehingga bisa memanfaatkan insentif itu secara maksimal.<\/p>\n\n\n\n<p>\"Dalam enam bulan terakhir, PPN DTP berkontribusi 60% terhadap total penjualan,\" ujar Harun, Minggu (21\/7).<\/p>\n\n\n\n<p>Meski insentif PPN DTP 100% berakhir, Harun optimistis target marketing sales Rp 11,1 triliun tahun ini dapat tercapai.<\/p>\n\n\n\n<p>Direktur PT Metropolitan Land Tbk (MTLA) Olivia Surodjo juga optimistis penjualan terjaga di paruh kedua ini. Konsumen diyakini tetap akan memanfaatkan PPN DTP 50% yang sekarang masih berlaku.<\/p>\n\n\n\n<p>\"Karena kalau program ini berakhir, konsumen kembali membayar kewajiban PPN tersebut,\" ungkap Olivia ke KONTAN, Minggu (21\/7).<\/p>\n\n\n\n<p>Direktur Manajemen Modal dan Investasi PT Intiland Development Tbk Archied Noto Pradono juga mengharapkan penjualan masih stabil hingga akhir tahun. \"Kami juga berharap insentif tetap dilanjutkan karena daya beli masih lemah,\" katanya, kemarin.<\/p>\n\n\n\n<p>Setali tiga uang, PT Pantai Indah Kapuk Dua Tbk (PANI) juga optimistis bisa mencapai target tahun ini. Christy Grassela, Corporate Secretary PANI bilang, target marketing sales yang harus dicapai pada semester kedua tersisa 40% lagi.<\/p>\n\n\n\n<p>\"Di semester satu sudah sampai 60% dari target,\" sebutnya, kemarin.<\/p>\n\n\n\n<p>PANI menargetkan marketing sales sebesar Rp 5,5 triliun pada 2024. Target itu tumbuh 158% dibanding tahun 2023 sebesar Rp 2,1 triliun.<\/p>\n\n\n\n<p>Senior Investment Information Mirae Aset Sekuritas Indonesia, Nafan Aji Gusta mengatakan, dengan berakhirnya PPN DTP, peluang emiten properti bergantung kebijakan Bank Indonesia (BI). \"Menunggu BI menentukan kelonggaran monetary policy,\" ujar Nafan, Minggu (21\/7).\n\nJika berharap turunnya bunga, masih akan lama mengingat bunga acuan BI menunggu putusan The Fed menurunkan bunga yang diperkirakan di kuartal akhir 2024.<\/p>","protected":false},"excerpt":{"rendered":"<p>Source: Kontan.co.id | July 22, 2024 The prospects for the property market in the second half of 2024 are predicted to be sluggish.
