Sinyal-sinyal melesatnya sektor properti sangat terasa. Hampir semua indikator mendukung booming-nya bisnis ini mulai 2025 sampai 2029 mendatang.<\/p>\n\n\n\n<p>\"Kekuatiran pemilu awal tahun kemaren akan rusuh pun tidak terbukti. Hal ini ditunjang lagi dengan program luar biasa dari Prabowo-Gibran sebagai pasangan pemenang pemilu, dimana mereka akan menghadirkan program 3 juta rumah. Ini tentu akan sangat berpengaruh terhadap kegairahan industri properti secara umum,\" ungkap Panangian dalam acara Talkshow Properti dengan tema Meneropong Pasar Properti di Era Pemerintahan Baru yang digelar, Selasa (25\/6\/2024).<\/p>\n\n\n\n<p>Hebatnya lagi, pemerintah mendatang cukup jeli mencari celah guna membangkitkan perekonomian rakyat. Menurut Panangian, bagaimana membuat ekonomi nasional ini semakin membaik, memang diperlukan sebuah sektor yang bisa menciptakan kesejahteraan rakyat, bisa menciptkan pemerataan dan sosial, serta juga bisa menciptakan pertumbuhan ekonomi di atas 5%.<\/p>\n\n\n\n<p>\"Itu yang menjadi filosofi dari Prabowo \u2013 Gibran. Nah, kemaren telah disetujui Rp71 Triliun anggaran untuk makanan bergizi gratis. Ini kan sebuah terobosan yang belum pernah ada sebelumnya. Dan saya dengar akan ada 50 ribu titik yang akan dimulai untuk program ini. Bisa kita bayangkan berapa besar penciptaan ekonomi dari salah satu program andalan Prabowo- Gibran ini,\" ujar Panangian.<\/p>\n\n\n\n<p>Ia juga menyebut, dengan adanya program pembangunan 3 juta rumah ini juga akan membangkitkan semangat dan memberikan dampak psikologis yang positif terutama bagi para pebgembang yang tergabung dalam asosiasi-asosiasi perumahan seperti Realestat Indonesia (REI), Apersi dan Himperra, dan lainnya. \u201cBagi pengusaha properti, program ini memberi sinyal bahwa industri properti akan bangkit di era pemerintahan yang akan datang,\u201d ucap Panangian.<\/p>\n\n\n\n<p>Tidak hanya itu, ekonomi Indonesia tetap berdaya tahan di tengah meningkatnya ketidakpastian global. Data Badan Pusat Statistik (BPS) menunjukkan pertumbuhan ekonomi triwulan I 2024 sebesar 5,11% (yoy), meningkat dibandingkan dengan pertumbuhan pada triwulan sebelumnya sebesar 5,04% (yoy). Ke depan, pertumbuhan ekonomi 2024 diprakirakan tetap kuat dalam kisaran 4,7-5,5% (yoy) didukung oleh permintaan domestik, terutama dari berlanjutnya pertumbuhan konsumsi dan investasi bangunan sejalan dengan berlanjutnya pembangunan Proyek Strategis Nasional (PSN).<\/p>\n\n\n\n<p>Sejalan dengan itu pemerintah juga sangat konsern memenuhi kebutuhan rumah agar pada tahun 2045 tercapai Zero Backlog. \u201cPada 2023 backlog rumah masih dikisaran 10 juta unit, jika pemerintah membangun 500 ribu per tahun, artinya baru 20 ke depan baru akan selesai. Jumlah ini belum ditambah dengan kebutuhan hunian untuk keluarga baru yang mencapai 750 ribu hingga 800 ribu per tahun. Jadi pemerintah perlu membangun 500 ribu + 750 ribu ribu = 1,25 juta per tahunnya. Untuk mewujudkan itu sangat dibutuhkan kolaborasi dan peran aktif pengembang swasta,\u201d jelas Panangian.<\/p>\n\n\n\n<p>Peran Pengembang\n\nPanangian menegaskan bahwa sektor properti adalah penggerak perekonomian dan juga memberikan kontribusi dalam pembangunan. Looking ahead, economic growth in 2024 is predicted to remain strong in the range of 4.7-5.5% (yoy) supported by domestic demand, especially from continued growth in consumption and building investment in line with the continued development of National Strategic Projects (PSN). If the government builds 500 thousand per year, that means it will be finished in the next 20 years. This number has not been added to the housing needs for new families which reaches 750 thousand to 800 thousand per year.
